Free, confidential, and with no obligation. It is an initial screen, not an appraisal, offer or approval.

These are examples of what a conversation might cover, not acceptance criteria. If your property does not fit neatly, ask anyway.
Vacant land
Raw or wooded acreage, farmland, or an unused parcel.
An extra lot
A side yard or rear lot that may be separable from your home.
Existing structures
Older homes, commercial buildings or sites that may be redeveloped.
Assemblages
Neighboring parcels that might be considered together.
What shapes potential
Each of these needs site-specific investigation. Not knowing your zoning or exact acreage is normal, and neither is an automatic disqualifier.
The questionnaire asks for a positive approximate acreage. If you do not know it, please do not guess; start a conversation through our contact page instead.
- Zoning
- What the municipality permits, and whether relief may be needed.
- Access
- Frontage, driveways and how the site connects to roads.
- Utilities
- Availability of sewer, water and other service.
- Environment
- Wetlands, slopes, flood areas and other site conditions.
- Your goals
- What you want from the land, and on what timeline.
Exactly what to expect
- 01
The initial screen
A free, confidential, no-obligation initial screen of a New Jersey property's development potential. It starts a conversation about zoning, site constraints, possible uses and next steps; it is not a valuation, purchase offer or approval.
- 02
The optional public-record report
The optional preliminary property report is generated automatically from available public parcel records when you request it in the questionnaire. A match is not assured. Records may be incomplete, outdated or ambiguous; tax assessments are not market value.
- 03
What it does not replace
Neither the initial screen, questionnaire plan nor public-record report replaces a professional appraisal, survey, engineering study, legal advice or entitlement work. Further work and any transaction require property-specific diligence and applicable agreements; approvals and financial outcomes are not guaranteed.
- 04
What the form asks for
The questionnaire requires a property type, New Jersey county, positive approximate acreage, goal, timeline, name and valid email. Phone, exact address and notes are optional. Zoning knowledge and uploaded documents are not required. If you do not know the acreage, contact us to start a conversation instead of guessing; missing information is not an automatic disqualifier.
- 05
Initial follow-up expectation
Our team aims to review your submission and reach out within 1–2 business days. This is an initial follow-up expectation, not a deadline for a completed report, offer or approval.
Optional: helpful to have
None of this is required to browse or to submit. Gather what is easy; skip the rest.
- A survey, if you have one
- Tax parcel identifiers (block and lot)
- Any prior studies, plans or deed restrictions
- A few notes on your goals
Ready when you are. Or keep reading first.
